    • Pricing is a very important part of selling your home. Overpricing will lead to lost sells due to missed opportunities or scaring potential buyers away. Eventually, overpricing will result in lowering the price (often multiple times) which will cause potential buyers to wonder why or make you ultimately look desperate. Overpricing will cause you to lose money in the long run and take longer to sell your home. 
  •    Staging:
    • I say it all the time...you don't live in a house the way that you sell a house. Think model home look. That's the look that gets your house sold quickly and at top dollar. Utilizing each space in your home to give it purpose. I have my sellers put in more work on the front end prior to listing so that their home is in tip top shape and ready to be shown. The results are faster sales at top dollar. 
  •    Move-In Ready:
    • Making necessary repairs prior to listing will eliminate a barrier for your potential buyers! Fresh paint, no leaky faucets, and addressing any major concerns will be pivotal in a positive outcome. Most buyers do not want to have to move into a project so eliminate that argument from your home!
  •    Ample Storage Space:
    • Organized, usable storage space is a hot commodity! Not just closet space...I mean cleaned out and organized space that a seller will view as a positive! Get in there and channel your inner Maria Kondo!
  •    Curb Appeal:
    • Don't forget this one! Your exterior appearance from landscaping to gutters will be your potential buyers first and last impression. Make it a good one!
  •    Energy Efficiency:
    • Any upgrades from windows to appliances that offer energy efficiency is a huge selling point in today's market! If you're doing an upgrade, consider the energy efficient option!
  •    Quality Photos:
    • This will be what will initially get potential buyers to make an appointment to see your home! Make sure your listing photos are high quality!
  •    An Exceptional Agent...Me!:
